The Pent House is a self-build glamping pod kit that combines a unique aesthetics with modern construction techniques.

Its comes with a pitched roof and timber-clad exterior to give off a classic cabin appearance, while the use of Structural Insulated Panels (SIPs) provides a high level of durability and energy efficiency.

This kit is designed for straightforward assembly, making it suitable for both professional builders and those looking for their next DIY project.

About Our SIP Panels

SIPs, or Structural Insulated Panels, are advanced building materials made from a rigid insulating foam core sandwiched between two layers of structural board. In the Pent House, these panels form the core of the walls, roof, and floor.

What does this mean for you?

  • Exceptional thermal insulation - Avoid excessive heating bills with thermal class 2 & 3.

  • High structural strength - The average lifetime of these panels are 50 years.

  • Faster build times - panels slot together making it simple to build.

Planning Permission & the Caravan Act

One of the major advantages of the Pent House is that it has been designed to comply with the Caravan Act, which means that in many cases, planning permission may not be required.

Under the Caravan Sites and Control of Development Act 1960 and the Caravan Sites Act 1968, certain structures that qualify as “caravans” - including static pods like the Pent House - can be sited without formal planning consent, particularly when used as ancillary accommodation within the garden of a main dwelling.

However, planning regulations can vary, so it's always worth checking with your local authority.

Pricing Structure

This pod offers three different installation types with differing prices:

- The DIY Self Build Kit

- The Empty Shell Installation

- The Full Kit Out

The DIY Self Build Kit includes everything you need to put the pod together, delivered to your site for you to install it yourself. The price for this is the one listed on this page.

The Empty Shell Installation includes a full exterior installation of the pod, so all that would be left to do would be the interior (installing wall boards, skirting, bathroom amenities, kitchen, living room etc.). The price for this can be found at the top of this page by clicking on the 'Empty Shell Installation' box.

As for the Full Kit Out, this will take a little more planning. We know that each project requires a different interior fitting, so to get a custom price for what you need, please reach out with your interior requirements (bathroom, kitchen, living room etc.).

If you'd like your pod to comply with the caravan act, it will need to be installed on a moveable chassis. We can supply this at an additional cost - please get in touch for pricing.

Please note that to benefit from a 5% VAT rate, the full kit out will need to include a bedroom, bathroom, and a kitchen.

Customisation

Need to make some changed? We've got you covered. We offer any kind of customisations you can think of, from bespoke sizing and floorplan design, to the specific interior details, like skirts and arcs, floor tiling colours, etc.

One of our recent projects was a bespoke size 2-bedroom pod, that combined two units into one huge 12.6m x 6.8m twin pod (basically a new house!), while still including a moveable chassis and avoiding the need for planning permission!

Installation Process

If we are to conduct the installation of your pod for you, this will be done in one of two ways:

1. Factory Build

This is the preferable option as it's the quickest and most efficient way for both us and you. The pod will be manufactured to the agreed specifications in our state of the art factory before being placed on the back of a artic lorry to arrive at your site.

This type of installation will only be possible if access allows it.

2. On-Site Build

In the case that access won't allow us to deliver your pod prefabricated, we will need to deliver the kit to your site for our team of installers to put it together there. This will take slightly longer than the factory build, the installation time will depend on the size and specifications of the building, and will be confirmed once the design of the pod has been confirmed.
